Modern Prefab House SIP Project On West Coast Moves Forward With East Coast Off Grid Prefab Fun

For those of you interested in the West Coast modern prefab house project, here's a rendering the architect, Morgan Pierce, of 3North, based in Richmond, DC, and San Francisco, generously shared of The Modified R1 Residential modern prefab house:

Because the design documents had been continued to be modified until the final approval by Planning and Zoning by the architect, it was only once they were approved did we pass on the final modified version to the SIP (structural insulated panels) dealer close to the client within our network to get the final, final quote for this project and move on to converting them, via an engineer, into SIP shop drawings and construction documents, as nothing can be changed or modified after Planning's approval.

They are in the process of doing that now, and we expect to submit those documents to Permitting in the next few weeks.

So back to my own off grid modern prefab!
Best part about evening here, now that the fence is built and the equines home, is that the equines come to the prefab house's door for one last hug. Then we settle in, snug as a bug...


We now have three kittens in our care- at first we thought the Momma and other two had been eaten by coyotes when they disappeared. Kitten 1 was left behind, so was bottle fed, and is placed (but with us until old enough).

But Momma came back to the shed with Kitten 2 and 3. Kitten 2 is tentatively placed. Kitten 3 has a cold we just discovered - are trying to fix/ needs some help so not yet available to be put out for adoption, and one of our children, because of that, has become attached even though I explained that to help fosters it's best not to adopt, ever. (No kittens will go to their adoptive families for a few weeks, fyi.) Once kittens go home to their families, I will trap Momma and spay / vaccinate her, and continue to feed her and try to tame her.
Kitten 2 is adopted as well.


Kitten 3 is not yet available for adoption,
as she has a respiratory ailment we're treating.
Kittens 2 & 3 drinking water left for Momma.

We headed to the city, for it was that time of year for we southerners: cotillion.

While there, we witnessed the UCI Road World Championships!
The world was in my hometown!
From UCI:
"The Road World Championships (Worlds) is cycling’s pinnacle event, held annually in an international city as chosen by the Union Cycliste Internationale (UCI) through a competitive bidding process similar to the Olympic Games.

Worlds is a nine-day event, featuring 12 Championship races for Elite Men and Women, Under 23 Men and Junior Men and Women. It is a rare opportunity for the athletes to compete for their country, just as they do during the Olympic Games. Athletes compete in three different disciplines including the traditional Road Race, the Individual Time Trial and the recently introduced Team Time Trial. It was so exciting!

You know you're from the country when your husband describes the UCI cyclists to your child as, "They were like GUINEAS! Guineas... FLYING!" And your child nods sharply, comprehending: Guineas fly fast, and together.

We traipsed our way through town, following the cyclists' routes...

We had a frantic scare, with Pip 1, reacting. 
Food allergies are no joke. We were grateful to be so near to medical help, which is one drawback to living rural. However, when buying our property, we made sure to be within 20 miles of a hospital, so, although medical help is not across the street, it is still accessible to us, even rural.

Cleaning House
Gardens can become tangled, overgrown, with dead branches one needs to prune, so others can bloom.
This summer, someone remarked, when I described actions that shocked & disappointed me,
"When someone shows you who they are, believe them."
This stuck with me... I have reflected on it, and now thank people when they show, because now I know.

When a door closes, a window opens. Sometimes it's especially refreshing to walk from that room and shut a door fiiiiiiiiirmly behind.
Phew. Breathe deep, soak in that fresh air!

Having said that, it was good to return home to the modern prefab house! 

Handsome Husband, who returned yesterday, was ready with a hot lunch. But Cutest Welcome Home Award goes to the equines, who, when the car pulled into the drive, made it clear they were happy we were home.

Upon our return back to the off grid prefab house (don't you love that wonderful feeling when you, after a fabulous trip, return home?), we checked our rainwater cistern and it is 100% FULL. A great way to enter fall, after summer...

Modern Prefab House In The Bay Area Has Planning Approval! Onward!

Well.
The modern passive solar prefab house in the northwest / the Bay Area has Planning approval! Onward we go to the building department! Now that this project is a go, go, GO, I am going to give it a tag so that people can follow this prefab house kit project's story.

I will be busy rustling together the client, architect of the modern prefab house, The R1 Residential, and the distributor this week, following up with the engineer and contractor, then bringing the whole team together.

The next step for us would be to get the project into the final Shop Drawing phase and prepared for panel production...

At my own modern prefab house, the casa ti from Green Modern Kits, our big news is OUR HORSE IS NOW HOME!!!!!!!!!!!!!!!
She realized that if she came down to THIS
side of the pasture, she can see her humans in there!

"Hey little humans! Come out to play!"



Also: Welcome, Cocoa Puff!
Cocoa Puff, a 1 year old miniature donkey, is on generous loan from our friends The Ws, to keep our horse company until we figure out our next steps. One big concern I have for adorable Cocoa Puff is albeit a donkey, she is a miniature donkey and not a Kick A** donkey you would feel confident would make gruel of a pack o' coyotes. We are discussing this issue, now. In the meantime, she is... ADORABLE.


The guinea fowl, however, told the equines they'd better back away from the prefab until they decided they were part of their flock. The equines looked at them good-naturedly and went, "Meh."
At the off grid prefab house this time of year, we reverse our summer window opening/closing schedule. In summer, we open the windows at night, catching the cool air, then close the windows at dawn.

It is way too early for cookstove season- where we heat the passive solar off grid prefab with wood, heating the *entire* prefab house via a small firebox 18"x8 1/2" wide!

But we don't even think of starting a fire until it's well under the mid-30s. Yet at night it now falls into the 40s and 50s... so we now, opposite of what we do in summer, CLOSE the windows at night (or just crack them), and OPEN them once the outside warms up, in the afternoon!

For a Population 199, Pamplin sure knows how to celebrate. I was too busy socializing this year to take many pictures of Celebrate Pamplin Day. It was that good of a time.
These folks had a shoot-out! And kidnapped the mayor!
In Pamplin Cit-tay, shoot-outs are social.

There was cake! And crafts!
And cars!
And more good news! The Momma Kitty who had kittens in the Malm fireplace was *not* eaten by coyotes but has returned, with the other two kittens, to the shed! We are leaving her food and water, which she takes, and starting to tame the other kittens so we can find them homes.

In the meantime, before everyone breaks down the off grid prefab house's door for a kitten, we're busy stacking and cutting wood, sowing seed, and chasing each other about at the off grid prefab home.
